The client is a builder group aiming at creating their footprint in Gurugram with luxurious set of flats. The brief provided by the client required an in depth understanding of real state and seller’s mentality. The building was required to function at different levels – a triplex and subsequent floors. The stilt parking with work from home office, basement and upper ground floor was required to be developed as a triplex whereas the subsequent floors were required to be developed as individual sellout floors. For this, two separate cores were asked to be planned catering to the building requirements. 

The brief demanded each floor to be planned as a 4BHK flat with powder and a servant room having good special connectivity. For each floor, a separate parking facility for three cars on the stilt floor was required to be developed. The client was very clear in stating that they need luxurious look and feel in each space of the building in terms of the materials and the color schemes. This was essential in designing the elevation keeping in the contextual relevance of Gurugram in mind. 

Maangalayam is a luxury builder-floor apartment located in Suncity Gurugram. The building is designed with a deep understanding of the quality and essence of the built environment, with cross ventilation and natural lighting, along with grandeur and luxury. The vertical zoning of the building has been conceptualized to have a harmonious equilibrium of single and double-height spaces, thereby creating a sense of grandeur and an element of surprise throughout the space. The horizontal zoning has been done in a manner so as to have accessible balconies from all the spaces in the building and a good cumulation of private and public spaces. Keeping the client’s input and requirements in consideration, the design has been developed as a set of 4BHK flats and a triplex consisting of the stilt, a basement and the upper ground floor. There are two different cores running as per the vertical zoning of the building, catering to the triplex and the subsequent floors respectively.

The facade of the building has been designed with a modern touch to keep up with the contextual significance of built environment around Gurugram. The interiors have been planned to give an essence of luxury with elegant building materials. The false ceilings have been designed having fine details of cornices in classical style as a fusion with modern luxury interiors.

The design process of the building had many challenges to begin with. The brief demanded us to have a brief knowledge of the real estate and properties in Gurugram in order to understand the seller’s mentality of the client. This was important to understand the requirements of potential end user of the building and to translate that into our design. Through this we understood that ‘Vastu’ is a major factor which people consider while buying any property and therefor, the design had to be vastu compliant.

Elevation was of prime importance for a property like Gurugram, we designed the building envelope being an Archi concrete canvas having elegance of wood, while MS louvers giving the elevation its desired grace. The interiors of the building are kept in beige and grey theme, where every space has a different story to tell. The stone is creatively used to have interesting flooring patterns for different spaces complementing the overall aesthetics of the building.
