Nestled in a growing urban precinct, this three-storey villa spanning 9000 sq.ft. Is a contemporary reinterpretation of courtyard-centric living. Rooted in the timeless Indian typology of inward-looking homes, the residence integrates a central courtyard as the spatial and experiential nucleus, redefining the natural sunlight and fresh airflow are orchestrated throughout the structure.

Located on a corner plot with dual road frontage, the villa engages its surroundings while remaining distinctly private. The form is articulated through clean lines, horizontal slabs, vertical fins, and deep recesses that create a dynamic interplay of solids and voids. The staggered massing helps visually break down the building’s scale while enhancing airflow and light penetration.

The façade is a careful blend of contemporary finishes — matte greys, textured concrete panels, and warm wood tones — offering a monolithic yet inviting visual identity. Large window openings and shaded balconies further animate the exterior, blending function with aesthetic depth.

The residence is planned around a central Double -height courtyard, which functions as the heart of the home. Entry into the house leads through a semi-private forecourt into a lobby that immediately opens into this internal courtyard, offering a glimpse into the home’s core ideology of openness and natural integration. Movement throughout the house is organized as a seamless transition between built spaces and natural voids, encouraging pause, interaction, and contemplation.

The ground floor hosts the formal living, informal living, dining area, kitchen, and a master bedroom, all oriented around the courtyard to ensure visual continuity and cross ventilation.
The first and second floors accommodate the private zones — bedrooms, family areas, a terrace lounge, and outdoor decks — connected by a light-filled staircase block that runs adjacent to the courtyard.

On the upper floors, bridges and walkways overlook the courtyard, creating a layered spatial narrative and offering framed views across the home. Light, shadows, and reflections change dynamically through the day, bringing the architecture to life.

The interior design echoes the architectural intent — minimal, textural, and grounded. Each room features custom finishes such as soft fabric panels, leatherette headboards, raw concrete panels, and clean-lined wardrobes. The material palette is neutral but rich, offering warmth without visual clutter.

Lighting is both ambient and architectural, with indirect strips, warm spotlights, and pendant fixtures that highlight textures and architectural edges.

The uppermost level features semi-open lounges and a landscaped terrace — an urban retreat for relaxation and social gatherings. The use of vertical screens and creeper-covered jalis provides shading and privacy while allowing breeze flow. Planter pockets, and lounge seating transform the terrace into a sky garden that complements the space.

This villa reimagines luxury through simplicity, light, and spatial clarity. With the courtyard as its anchor, the design provides openness without compromising privacy. It creates a living experience that is both serene and connected — a modern Indian home that breathes, evolves, and inspires.
