The “13X70 house” is nestled within the tightly-knit neighbourhood of the old parts of Belgaum city with a plot size measuring roughly 13 feet wide and 70 feet long with the longer walls shared with the adjacent property. Despite the narrow access and densely populated context the house out-stands and draws their attention with its minimal yet striking façade features. Looking at which, one cannot predict “what’s inside?”.

Considering the formidable site constraints of limited space, commonly shared walls and less-than-ideal south facing orientation the planning of “13X70 house” had to be carefully articulated. Client being the eldest son of the family needed an open kind of planning to incorporate all his social and cultural needs. This initial briefing with the client helped them carve out a design approach which resembles his simplicity and minimalism.

To address the site conditions, the linear planning divides the house into 3 different zones- Public, Semi-public and Private Zones. Each of these zones are connected together by the voids created in the middle of the house which not only binds the spaces together, but enhances the inter-play between the two levels of the house. These voids bathe the entire house with a cascade of natural light throughout the day as well as through all seasons of the year. These voids not only act as light-wells but promotes natural flow of air and ventilation within the spaces creating a stack effect with hot air escaping out from the upper vents and cooler air flowing throughout the North-south axis. This design majorly concentrates on the core areas with limited access to natural airflow and light due to the surrounding structures. This highlights the commitment of design to blend comfort with efficiency.

While entering the house one is welcomed within the living room space which sets the vibe of the house. This space is connected with the dining in a way that it could expand into the living room when needed during festivities or social gathering events of the family. The kitchen being placed in the core areas of the house ensures its natural light and ventilation through these voids. In the private areas like bedrooms, design that breathes with proper ventilation and strategically positioned shades, to reduce the reliance on air conditioning & artificial lighting has been ensured. On the upper level, the stairwell area acts as a small and cozy space ensuring ample amount of natural light and ventilation for a comfortable environment for study.

Neutrally earthy palette with bare-minimum treatment to the interiors was followed throughout the house to majorly cut-down on the extra cost which helped us to maintain the essence of rawness within the interior spaces. Elements like exposed brick cladding, rough “kadappa” stone like ceramic flooring tiles enhances the beauty of the spaces within. To compliment with this material palette, the furniture designed is minimal and blends in well with the existing old wooden 
furniture owned by the client which is showcased within the house.
