E.S.O. Stay Villa, a serene weekend retreat where traditional sloping roofs, earthy materials, and sunlit courtyards come together to create a modern, grounded sanctuary rooted in its Raigad context.

"A house is made of walls and beams; a home is built with love and dreams." But what if those walls, beams, and spaces could tell stories—of weekends unwinding under open skies, of laughter echoing through shared courtyards, and of a design so responsive, it becomes one with nature?

Welcome to E.S.O. Stay Villa—a weekend retreat for employees of the Employee State Insurance Corporation (E.S.I.C), nestled in the verdant landscape of Jambhulpada, off the Pali-Khopoli Road in Raigad. Sprawled across 1.5 acres, with a built-up area of 4500 sq. ft, the villa isn’t just a building—it’s an experience carved out for rejuvenation, connection, and quiet luxury. Designed to host 3-4 couples, large families, or company off-sites and intimate celebrations, this home was conceived with adaptability and serenity.

At first glance, the villa doesn’t shout for attention. Instead, it draws you in with its honest, grounded character. The facade is a study in restrained elegance, with a layered design approach that responds to the site’s lush green surroundings. The material palette features local laterite stone, exposed UCR masonry, terracotta tiles, cement screens and jaalis, creating a soft visual rhythm that feels as timeless as it is contemporary. The sloping Mangalore tile roofs, essential in the monsoon-heavy region, not only provide practical shelter but also evoke the charm of traditional Indian homes, echoing the vernacular vocabulary of the Konkan belt.

What sets the structure apart is its asymmetrical yet balanced roof geometry, giving each angle of the home a distinct identity. From the front, the entrance unfolds as a warm, inviting portico under a pitched roof, hinting at memories of courtyard homes from childhood—inviting, familiar, and intimate. This side of the house leans into activity and welcome, made for chatter, arrivals, and beginnings. But walk around to the rear, and the mood shifts. Here, the design exhales. Decks spill into green pockets, windows frame still views, and the landscape almost feels like it’s been invited indoors.

Tucked at the back, four intimate plunge pools offer private luxury. Set against clean lines and framed views, each pool extends seamlessly from its adjoining room—making water, sky, and architecture feel deeply personal. It’s a retreat within a retreat, where leisure and landscape come together effortlessly.

Central to the layout is a large common living space, flanked by a kitchen and games room, designed as gathering zones. Above, a shared terrace offers sweeping panoramic views of the surrounding forested belt—a quiet platform where early risers can sip tea and late-night groups can count stars. Around this nucleus sit four independent bedroom units, each with its own plunge pool, deck, and even a work nook, allowing complete privacy when needed. It’s a home that adjusts itself. Use just one bedroom and shut the rest, or open the whole place up for a weekend function or a company offsite. The plan bends to the occasion.

Design elements across the home follow a slow, intentional rhythm. Jaali-lined corridors not only cut harsh sunlight but also encourage cross ventilation, making the home feel naturally cool and breathable. Skylights placed above courtyards and stairwells let daylight pour in, casting a play of light and shadows and shifting moods as the hours go by. Pocket windows are placed not just for function, but for framing—a tree branch here, a hill crest there, moments of the outdoors stitched into the indoors.

At the heart of the villa lies a courtyard that breathes. A jaali filters sunlight into shifting patterns, while the skylight above opens the home to the sky. The central green patch grounds the space—inviting nature inward and anchoring everyday life in moments of light, air, and stillness.

Strategic skylights turn the staircase into a canvas of light and shadow. As the sun arcs across the day, this quiet corner transforms—animated by dancing reflections and softened edges, echoing the villa’s rhythmic use of light as an experiential design element.

Inside, colour and texture meet in careful contrast. The living room and bedrooms play with vibrant tones, offset by natural wood finishes, hand painted warli designs and miniature artwork. Sloping roof reminds one of vacation homes from another era, but the layout and finish keep things fresh and purposeful. Attention has been given to how people will move through the house. Walkways are lined with green planters, creating pockets of pause. Every turn, every corner, offers something—a breeze, a view, a little bit of quiet. The semi-open deck that connects to the living room flows into an amphitheatre-style seating area, perfect for small events, casual performances, or just stretching out in the sun.

What really anchors this project is its ability to disappear into its setting. It doesn’t rise like an object placed on the land; it grows from it. The choice of materials, the roof form, the courtyard planning—each bit is in conversation with the climate, the context, and the human need for calm. It's also a sustainable response, built for longevity and minimal maintenance.

The E.S.O. Stay Villa isn’t a statement. It’s a pause. A reminder that good architecture doesn’t always need to be loud to be memorable—it just needs to feel like it belongs.

At the rear, gentle steps mimic the charm of an amphitheatre—an open invitation for relaxed gatherings, performances, or solitary musings. This casual spillover space plays into the villa’s larger story of openness, where architecture recedes to let nature and memory take centre stage.

From above, the villa reveals its rhythmic geometry—distinct roof slopes and sizes weaving together like pieces of a puzzle. This orchestrated composition reflects thoughtful zoning below, with each volume responding to function and light. It’s a bird’s-eye view of balance, proportion, and architectural storytelling across the site.
